So what we would like to do for you is give you some useful information about what is going on.
The Only Housing Market Resource You Will Ever Need
Do not get us wrong when we say this. Technology is a very useful resource for agents, consumers alike. But it cannot be the absolute rule; especially when determining home values. We will take our home and use it for example. When we go to one site is says our house is worth $305,000, then we go to another web site and it says $268,000. So how (if we were not in the market daily) would we be able to determine what our home was worth?
Some sites will take all sales in an area and put them all into the bowl (figure of speech), mix them up and then spit out a number which represents their opinion of the current value. Some agents will use these sites to assist owners in determining the listing price. So how do we determine the value of a home is probably what you are thinking right now.

- What price homes have sold for in your neighborhood.
- What homes are under contract in your neighborhood
- What homes are listed for in your neighborhood
We like to keep our criteria as similar to your home as possible. It makes no sense to take for example an 1800sf home and compare it to a 3000sf home, or a home with a pool against a home that has no pool. The next thing we do is see what kind of updates are in the other homes and yours as well. A few years ago these things did not impact value as much as they do today. Back then, they would be why an offer would be submitted on the home that had more updates/upgrades of course.
Normally in our analysis we will go back and look over the last six months to see what trends are in your neighborhood. Now if there have not been enough sales in your neighborhood, then we will have to go outside and see within the closest proximity of your home what homes are listed and selling for. We can not tell you how many times we have been informed well there is a home listed for $30,000 over what you are recommending to us. Normally our response is well that is why that particular home is still on the market for sale.
When we assist our clients who are buying a home the process is pretty much the same when we recommend to them where to submit their offer. And unfortunately sometimes what a buyer thinks they want to offer and what we recommend is very different. We will say that at the end of the end the day it is the Seller and Buyer who agree on the final sales price.
