I will cut right to the chase and explain the lack of cost, because when you are renting and moving you have to consider deposits, application fees, pet fees, movers, utility deposits, and- you know-possibly giving up rights to your firstborn.
Here is how it works: You find an awesome Realtor to help you, they help you find the place for you, you move into that place, and the owner pays the Realtor what is called a “Lease Fee”. A lease fee is basically a finder’s fee. It is that simple.
Of course that is a simplified version of the process. When you work with a Realtor there are numerous benefits. Mainly, you have just gained a very valuable advisor/negotiator/driving buddy/hopefully friend. In all seriousness they can be there to answer all of your questions that you could ever possibly have before, during, and after your move. They can also negotiate with the owner’s agent and owner on your behalf.
It is not a SCAM!! It is so common to hear stories of people who are looking for rentals and they get the pants scammed off of them! It breaks my heart to hear these stories, especially when I know that it could have been avoided.
A Realtor will only show you condos/townhomes/single family homes that are listed in the Multiple Listing Service (MLS). What this means is that in order for a rental property to be put into the MLS another licensed professional (Realtor or Broker) must enter it into the system. This safeguards you against internet scams that occur because you are using a site in which anyone can steal an address and pictures from Trulia or Zillow and post about it being “FOR RENT”.
Realtors function as more than just listing agents and buyer’s agents. There is so much more to what we do, and most importantly what we can do for you. It is important to most Realtors that you see them not as a transactional agent who will appear and disappear when you need them for a sale.
