At some point in your search for your new home someone will say… “I know I’m not going to find the perfect house just the way I want it, but…” STOP RIGHT THERE! Unless you are building your home from scratch you are not going to find the perfect house. Period. The end. Regardless of your budget or preferences there will always be some fault in your new house. There are a few key concepts to grasp here. First and foremost, you must learn to differentiate between a want and a need. We live in an instant gratification culture, so this can be extremely hard to do sometimes. Your wants can feel so important because you just…want them so very bad.
Need VS Want: Discussing Your Dream Home
Here is the reality, you need three bedrooms if you need the room, you need to be in a location that is central to work & your schools, you need a roof over your head because it is rainy season, and you need AC because Summer is just around the corner.
Everything else is optional. Well okay, maybe you need a few more things, but you see what I am getting at. It is important to sit down either with yourself or your partner and discuss what you absolutely need from your home. Then, comes the second piece of golden advice I have for you.
Make a list of want, and discuss how much weight each want will have in your decision. This is important because not all wants are equal. Say for example you want two separate closets in the master bedroom, and you also want a bonus room, and a pool. Maybe the bonus room is more important because you can’t add it later, but you can add a pool later, and the separate closets are a minor factor because you can buy an armoire.
It is all relative to you and your opinion. It is easier to have this discussion before you begin your search, because then you have a clear understanding of what you are looking for and of what is truly important to you. Also, keep in mind that it is not a one-time discussion you will have to re-hash it out for every home you are considering. Just make sure that you have this discussion so that you don’t feel like Andy here in the middle of your home search.
Compromising is not an easy thing. In this low inventory market, it is important to understand that you are going to have to find a house that has the bones and potential for your dream home, and then make it yours with time. Be sure to have this discussion with your Realtor in the beginning of you search as well, because they will be the ones to help guide you when it comes to choosing a house.
