There are about a million questions and conversations that surround the idea to buy a new home. Whether you are a first time home buyer or not the home buying process is emotional and filled with many conversations and questions.
Conversations & Questions Crucial to Home Buying
A lot of people think that the most important aspect of home buying are the secondary factors like: square footage, number of bed or bathrooms, or even the size of the living room. All of these things are important factors that will eventually help you determine your new home, but they are not the first things that you should be talking about.
The most important home buying conversation to have is the finical conversation. You must decide if you are going to pay cash or finance. If you decide to finance, then you have to get with a lender before beginning your home search. This is extremely important! The truth of the matter is there is no point in having any home buying discussions before talking with your lender.
The lender will sit down and talk you through all of the finical aspects of the home buying process, and they will give you a pre-qualification letter. This letter will be used to make offers on homes you want, but most importantly it will give your home search a huge kick start by determining your price range.
Once you determine what price range you would be most comfortable for you (you don’t have to buy at the price of your letter). You can then move on the next important question: Location. Location. Location. You should have a general idea of where you want to live. The answers/concerns for this topic vary depending on you. Would you want to be close to work? Is there an area that you love and want to live in? Do you want to be near your family? (or farther away?). Do you want to live in a subdivision or in a more isolated setting…
When you have your budget and location decided, then you should reach out to a local awesome Realtor and begin your home search. This is where you sit down and hash out square footage, beds, baths, garage, townhomes, taxes, insurance and so on.
One of the most important things to do when you are searching for houses is to go through your list of “I Needs” and really determine what is a need and what is a want. This process is key because it will help you and your agent to find the home you want.
Having a professional at this stage will be invaluable to you. They will set a fire under you and ask you all of the questions that you may or may not have considered. They will also be able to make suggestions and steer you in the direction that would be best for you. Advice and guidance from experienced professionals will ensure that your home buying experience is as seamless as possible.
