The Salary You Need to Afford a Home in These 25 Cities

May 5, 2016 by Nick & Cindy Davis

In quite a few cities in the united states, you’ll really need to have a salary higher than the U.S. median income to afford an average home. The typical American would need to make a little over $51,000 annually to afford the median-priced home-including principal, interest, taxes and insurance-in the U.S., a study released this week by mortgage information website HSH.com. This assumes the buyer has good to excellent credit (and for that reason would obtain a mortgage interest rate-depending on location-of around 4%), place down 20% and would be spending no more than 28% of income on principal and interest.

Buyers inside the San Francisco area need to make the most money-nearly $148,000-to pay for the median-priced home in their area. Interestingly, residents of the New York area need to make considerably less (roughly $86,700) than those in the San Francisco and San Diego areas ($103,000).

If the New York figure sounds low, there’s a very good reason: This research examined the median prices in metro areas (as determined by the National Association of Realtors 2015 fourth-quarter data), which means that the stratospheric prices of Manhattan and portions of Brooklyn are pulled down to Earth by prices in other boroughs as well as in the suburban areas, notes Keith Gumbinger, v . p . of HSH.com.
On the flip side, residents from the Pittsburgh, Cleveland, Cincinnati, St. Louis, Detroit and Atlanta areas don’t need to make above $40,000 annually to afford the median home in their areas. But remember, this survey assumes a 20% downpayment, and, for those with salaries around $40,000, it could be challenging to save up for that. Thus, many may end up getting funds for a down payment from family or friends. As outlined by the latest survey by loanDepot, nearly 1 in 5 parents plans to help children between the ages of 18 and 35 purchase a home within the next five years.
