Good next year! We in the housing industry field are turning the attention to the impending Spring Market” which is fast approaching despite what Mother Nature says, with the holidays behind us. We are meeting with homeowners to discuss home pricing or even marketing techniques preparation. Often, we are meeting with buyers to discuss buying homes in preferred communities and as well desired home amenities. What we are not doing is telling sellers that there is stiff competition. We are as well not telling our buyers that there’re plenty of homes to choose from. Sounds familiar? What we are doing is hoping for a wholesome balance of buyers and inventory so buyers and sellers alike are good.
In the chart below, we have illustrated the real current state estate market in the region. On top of this, what’s interesting to note is that the units that are “On the Market” are at a seven year low. Needless to say, the homes that are priced right will more than likely receive multiple offers and wind up selling for higher than list price. Or at appraised value if a mortgage is being used for the purchase.
The regular theme for this upcoming Spring Market is rising home values and historically low interest rates. OK, and now one of the most important parts. It is lack of inventory.
Lawrence Yun, Chief Economist at the National Association of Realtors: Sparse inventory and affordability challenges continue to impede a vast pool of buyers’ potential to obtain, which is holding back sales.
We can attest to this. We are working with a few first time home buyers. We have submitted full price offers, with no seller concessions and we are being outbid. The homes that are priced right are sold in a matters of hours or a day at the most.
This is the case. What all this means for sellers is you can expect a fast sale this spring in the event your home is in good condition and priced correctly.
