The concept is a rather old one and goes back to the late 1800’s when regional brokers got to talk about available properties. Now we would like to get a little deeper into the difference between a full service brokerage and these Flat Fee companies who will put your home in the Multiple Listing Service for you and then you do all the negotiating and selling of your house.
How Multiple Listing Service Benefits You
In the information world we live in today. Having your house in the MLS systems and being posted on all the different consumer Real Estate Sites is crucial. You may be considering using a discount brokerage because you want to save money. We would like you to reconsider that thought and we will provide you with just a few examples of why just putting your home in MLS with a brokerage like that may not be such a good idea.
In the Multiple Listing Service Data Input Fields there are nearly 1,000 fields that can be filled out with pertinent information. Now all these fields are actually searchable under the MLS System. One of the biggest fields is the Schools field. Buyers can search the MLS by which schools their kids will attend. Nick & Cindy Davis fill out every field in the data fields as it pertains to your home, this way if someone is looking for a home that goes to Plant High School, and your house would attend Plant High School, your house will show up in their search. Now this is the kicker. If the agent fails to put Plant High School and even if your kids attend Plant High School, your home will not come up in their search.
Our Multiple Listing Service offers a complimentary Virtual Tour, it is the first five photos that are input into the photo section. Now if the agent put say photo 1: front of house (as required), then photo 2 the back yard, photo 3 the foyer, photo 4 laundry room, and lastly photo 5 the view from your covered lanai. Well that’s all five photos. So now the question is would you want to come see this house based on those photos? Or would you wonder what are they not showing me? We use a detailed approach to our photos. We take photos (multiple of each room) in the way the home is laid out. This way buyers can get a sense of the flow of the home. MLS Allows 25 photos and we use every one. Our Virtual Tour will be a combination of 6-9 videos of different rooms or amenities such as your pool area, view, kitchen, etc. Lastly have you ever looked a picture online and it’s was sideways or way too small to see what it really was showing? Basically looks like the setting on the cell phone are to minimal size to save room on their phone, we do not use a cell phone to take photos of our listings.
Public Remarks, this is the detailed description of the house being advertised. In our MLS we are allowed 3,500 character spaces to describe the house. We have seen things like this: Great Floor Plan, must see, You will not be disappointed! As the description of the house. Now what does that tell you about the layout or amenities? Nothing that we can figure out either. So we with your approval after meeting you in the house, walk through, takes notes about the features, layout and amenities will write up our narrative to describe and highlight all the features of your house and why a potential buyer would want to come and see your house over the one that says Hurry will not last!
