We would like to help you in understanding this Active with Contract Status. This is what our MLS sent to us to explain it to us. And we sometimes wonder why they have this status at all ourselves.
Active with Contract what does that mean?
This status is intended for use when a listing has an offer but is waiting for additional approvals or has other special circumstances. This allows for listings that are looking for back up offers, listings with a first right of refusal, waiting for 3rd party approval (short sales, REOs, etc.) to continue to be distributed to the Internet as active on sites such as Realtor.com, IDX sites and other syndication channels.
It’s not intended to replace the “pending” status but instead, clarifies that a listing showing as “pending” is solid and heading towards closing. How will this impact you when searching for true active listings? Listings with the “active with contract” status will not automatically be included in the standard “active” search selection. If you are interested in looking for listings looking for back-up offers (or another of the situations where the new status can be used), you can add the status to your criteria – likewise, if it is included in your criteria now, that status can be removed.
Without getting too technical – Active With Contract is an off-market status for MLS user purposes, but considered “active” when distributed to consumers through the various channels.
In layman terms the home is under contract to be sold and there is or a few contingencies that must be removed before closing can occur. The home really is only be advertised on non MLS websites. Because when a REALTOR® sets up a search for a customer, we search for Active homes (ACT) not Active with Contract (AWC) or Pending (PNC) that is why these Active with Contract homes do not show up in your search from MLS.
