Sellers would like to get the best deal for their house-especially when you think about that up to $500,000 in profit can be earned tax-free. So why wouldn’t you just price your property to the moon? In the end, you’ll be able to just reduce it later, right?

Well, there are several issues with that. For those who price high and subsequently slowly start bringing it down…and down…and down…buyers are sure to notice. It makes that home begin to look like it’s in a bargain bin. You would like your home to appear like a deal, not cheapened goods. In the event it sits on the market for an extended time as a result of overpricing, buyers are sure to wonder why. Would you feel urgency as a buyer if you read that a property was listed 180 days ago? Not likely.

To establish a genuine price, think about these tips:

Do your research. What have houses like yours sold for when the deal was made in a reasonable time? And what were the initial prices of those homes?
Be an assertive seller, but don’t overplay your hand. Remember, the limited extra cash you hold out for is probably not worth the six months or year of mortgage payments you’re stuck paying while waiting!
