We have always encouraged our sellers to offer a home warranty when they are selling their home, as well as our buyers we will typically include a home warranty when we submit their offer for them.
So about 3 years ago we spoke with our representative with Fidelity National Home Warranty and inquired about getting a home warranty on our home. We have to admit that it was the smartest decision we ever made.
Another Example of Why a Home Warranty is Worth it
A few weeks ago, we contacted Fidelity National Home Warranty to get our stove looked at. The broiler was not working at all and one of the warm lights on the top would stay on for days. The very next day they dispatched a local repairman to diagnose what the issue was. Now we won’t get too technical here, but basically a few sensors and the broiler needed to be replaced.
So the repairmen submitted his recommendation to Fidelity National Home Warranty with the estimate to repair the stove. Now this part took a few days to get completed. But Fidelity decided that the cost to repair our stove was not worth it, so they authorized us to purchase a new stove. Now we must let you know something. Almost every Home Warranty Company out there will only purchase Black, White or Bisque colored appliances when they replace one.
Now Fidelity does also allow a cash out, which means they will send you the amount that they would authorize for a comparable appliance. Our stove was purchased in 2005, when we did one of the remodels. However we received way more than we purchased it. Because Fidelity looks for what a comparable appliance at today’s cost.
So since we have stainless steel appliances in our kitchen, we opted for the cash out program and Cindy went to Home Depot and found the stove that she liked. Now we will not get too specific, but the monies we received from Fidelity covered nearly all of the costs associated with the purchase of our new stove. We did come out of pocket less than $20.00.
Not too bad huh?
We can honestly say that every year since getting our home warranty on our own home, it has paid for itself. The best thing we know about Fidelity National Home Warranty is when it comes to the AC Coverage.
Several companies out there have a maximum they will allow for replacement and we promise you, it is significantly below what an AC system will cost. Fidelity is 100% replacement coverage. The other is when it comes to FREON, Fidelity covers 100% of replacement, whereas other companies will only pay for 1 gallon and then you the owner would be responsible for the rest that is needed. We promise you that it will take several gallons of coolant by the time you realize that the coolant level is low enough to cause an issue with your AC.
