You’ll have an expert to guide you through the process. Buying or selling a home usually requires disclosure forms, inspection reports, mortgage documents, insurance policies, deeds, and multi-page settlement statements. A knowledgeable expert will help you prepare the best deal, and avoid delays or costly mistakes. Nick & Cindy Davis have put together a Team of Support Personnel that supports our business that we can trust and who in all cases we have used personally used and know what level of service that they provide. We were assisting a young couple who were purchasing their first home. We found their home, negotiated with the seller and came to an agreement and were under contract to purchase. When it came time for Insurance, the buyer’s called and said “That they were going to have to cancel the contract because they could not afford the mortgage payment based on the Insurance Quote that they received.” In the area that they were purchasing the average cost for homes that they purchased was about $1,200 annually. So I had asked what was the price that they were quoted and more importantly; did they call who we recommended that they call. Well they said no we called X. The quote that they received was for $2,700 a year. It was more than double. I asked if they would call the insurance agent that we recommended and see. Well they called the insurance agent and while the husband was still on the phone with the insurance agent we recommended the wife was calling on her cell phone to inform us that they would be able to purchase because the quote that the insurance agent we recommended had quoted them $1,125.00 annually. This is just one example of how having an agent who surround themselves with support personnel who you can trust will assist you in avoiding costly mistakes or like with our customers who were not going to be able to purchase their first home because someone was over insuring a home.
Get objective information and opinions. REALTORS® can provide local community information on utilities, zoning, schools, and more. They’ll also be able to provide objective information about each property. A professional will be able to help you answer these two important questions: Will the property provide the environment I want for a home or investment? Second, will the property have resale value when I am ready to sell? An example we can share with you would be we had a buyer who only wanted to purchase in this one community. They lived out of state and had come here to look at homes with another REALTOR ® who was from another area of the Tampa Bay Area. They did not find a home while they were here. So when they got back home they got online and started looking again. They found a listing we had were selling and contacted us. When we spoke they had explained what they were looking for and all about that they wanted this one specific community.
Find the best property out there. Sometimes the property you are seeking is available but not actively advertised in the market, and it will take some investigation by your REALTOR ® to find all available properties. There have been many times when we have assisted someone buying their home; when it comes time to sell again they may call us in advance so we can prepare to get ready to sell their home for them. These typically are referred to as pocket listings.
We had such a situation not so long ago. Our assistant and her husband were purchasing their new home and originally they wanted to rent their current home out. We were working with a buyer that was looking for a home in the same community as our assistant lived in.
We had put an offer (Full price) in on another home and were outbid so we were still looking. So I asked her if we could sell her old house would she be interested. She said “Of Course.” So we did our Comparable Market Analysis and turns out she could sell, so we went back to our buyer that we were working with and arranged to see the house. They loved it! Needless to say the rest of the story goes like this. Our assistant’s home goes into MLS Under Contract. Inspections, appraisals happen with no issues. Our Assistant closes on her new home, 6 days later we close on the sale of her home. Happy Buyers, Happy Sellers!

There are many negotiating factors, including but not limited to price, financing, terms, date of possession, and inclusion or exclusion of repairs, furnishings, or equipment. In addition, the purchase agreement should provide a period of time for you to complete appropriate inspections and investigations of the property before you are bound to complete the purchase.
